Step 1

Let Us Find The Deals For You

We have a large network of buyers, wholesalers and agents so we can gather all the discounted, off-market properties in ONE place so you don’t have to search, cold call or scramble to find your next deal.

Step 2

Sign Up For Deal Alerts

Fill out the Investor Profile and we’ll match you with deals that meet your buying criteria. You’ll get an email and a text with the details of the deal so you can act fast.

Step 3

Schedule a Walk-Through

When a deal interests you, send us a text, email or call us to schedule a walkthrough of the property.  Note that due to COVID-19 or tenant occupancy, not every property can have an in-person showing or may have only a one-day, one-hour opportunity to see inside.

Step 4

Bring Your Decision Makers

Bring your contractor, inspector, partner or any other decision maker to the walk-through so you can do your due diligence during that time and make an informed decision.  It may not be possible to schedule a second viewing.  Again, we ask that you do due diligence and run all your numbers BEFORE you make an offer so you can stand behind it once it’s accepted.

Step 5

Make An Offer

It’s important to act FAST! Most deals are assigned within the first few days of acquiring or marketing the deal. You can submit your offer via email or text & we’ll let you know how it compares with other offers.  We don’t do bidding wars, but accept the first offer that meets our criteria and is backed up by a signed contract.

Step 6

Submit Earnest Money

Once your offer is accepted, an earnest money deposit of $1000 to $5000 is expected the same day or within 24 hours in order to secure your position.  Earnest money is non-refundable unless the seller cannot deliver a clean title or defaults on the contact.

Close & Celebrate!

The attorney holding the earnest money will schedule the closing once the title is clear and all the paperwork is in…typically within 5-10 business days of executing your contract. Let us know up front if you’re using a Hard Money Loan and need more time.  Then, simply attend the closing (or sign virtually) and celebrate for getting such a great deal!
